Fixed Fees and Costs

CONVEYANCING - Residential property fees

Our fees for a typical house purchase or sale are based upon the property value and for a simple transaction and range from:

Property value up to £300,000
Fees from £845.00 + VAT £169.00 = £1,014.00

Property value from £300,000 up to £2 million:
Fees from £950.00 + VAT £190.00 = £1,140.00
To £2,000.00 + VAT £400.00 = £2,400.00

Property value above £2 million:
Fees from £2,500.00 + VAT £500.00 = £3,000.00

The above figures may however vary in cases with special complications. That is why we will always give you an individual cost estimate at the start of the transaction, taking into account the actual features of your sale or purchase that we are aware of at the time. For any complications that arise during the transaction you will be advised of the additional cost. The typical timescale for a property sale or purchase will depend upon a number of factors, many of which will be dictated by the chain and outside of our control. On average the conveyancing process typically takes between 6 and 12 weeks from start to finish in a simple transaction. Additional work carried out by Angela Noonan, the Sole Practitioner will be calculated at her hourly rate of £250 plus VAT

Typical Disbursements Incurred with a Residential Purchase:
Bundle of Searches (Local Authority; Water & Drainage; Environmental; and Chancel Repair) £230 plus VAT £46 = £276


PROBATE - Estate administration fees

Our fees are based on an hourly rate of £250 plus VAT where carried out by carried out by Angela Noonan, the Sole Practitioner.

Limited Grant only service
(Where you provide all estate assets and liabilities information and we only prepare the application for the grant of representation) We will: submit, as appropriate, H M Revenue & Customs form IHT205 or IHT400; arrange for the payment of any Inheritance Tax payable; prepare Oath for Executors/Administrators and apply for Grant of Representation. Once received we will sending the Grant to the client to deal with the remainder of the estate administration themselves.
Fees from £950 plus VAT £190 = £1,140

Full Estate Administration service
We will: ascertain estate assets and liabilities; submit, as appropriate, H M Revenue & Customs form IHT205 or IHT400; arrange for the payment of any Inheritance Tax payable; prepare Oath for Executors/Administrators and apply for Grant of Representation.

Once we have received the Grant we will: realise estate assets and pay estate liabilities; distribute the estate in accordance with the terms of the Will/the rules of intestacy; prepare estate accounts; together with all correspondence, telephone calls, attendances and documentation applicable to the above
Fees from £1,950 plus VAT £390 = £2,350

Likely disbursements
Probate fee: £155 plus 50p per sealed copy of the Grant

No two estates are exactly the same and, as such, our fees will reflect particular circumstances and requirements. Our fees above show typical and simple examples.

We we will always give you an individual cost estimate at the start of the transaction, taking into account the actual features of the work we undertake for you that we are aware of at the time.


Debt recovery
ur charges for an uncontested business to business debt are as set out below.  They will include sending a pre-action letter in relation to the unpaid invoice, issuing a money claim and applying for judgment.  If the claim is disputed or enforcement is necessary there will be additional fees payable based upon an hourly rate of £250 plus VAT where carried out by Angela Noonan, the Sole Practitioner.  The amount of the fixed fee and disbursement depends upon the value of the debt as set out below.  The usual time for this process is 4 to 12 weeks but will always be dependent upon court response times.
